Protecting Your Property: Homeowners Insurance in Massachusetts Explained

Homeowners insurance is a requirement for virtually every mortgaged property and a wise investment for any homeowner. In Massachusetts, certain factors — including coastal exposure, harsh winters, and high property values — make understanding your policy especially important.

The Standard Homeowners Policy (HO-3).. The most common homeowners policy is the HO-3, which provides open-peril coverage for the dwelling structure and named-peril coverage for personal property. It covers damage from fire, wind, hail, lightning, theft, vandalism, and many other causes — but excludes floods and earthquakes.

Dwelling Coverage.. Your dwelling coverage should reflect the full replacement cost of your home — what it would cost to rebuild from the ground up, not the market value. In Massachusetts, where construction costs are high, many homeowners are significantly underinsured. Building costs have risen substantially in recent years, making it essential to review your coverage limits regularly.

Personal Property Coverage.. Your belongings are covered against the same perils as your dwelling, but typically at actual cash value (depreciated) unless you purchase replacement cost coverage. For high-value items like jewelry, fine art, or collectibles, scheduled personal property endorsements provide broader protection.

Liability Coverage.. If someone is injured on your property, liability coverage pays for medical expenses and legal defense costs. Standard limits are $100,000, but umbrella insurance can extend your protection significantly for a modest additional premium.

Additional Living Expenses (ALE).. If your home becomes uninhabitable due to a covered loss, ALE coverage pays for hotel, dining, and other temporary living costs while your home is being repaired.

Massachusetts-Specific Considerations.. Flood insurance is separate from homeowners insurance and particularly important for properties near coastal areas, rivers, or low-lying terrain. Sewer backup is another common cause of loss that requires a specific endorsement.
